Residential non-waterfront, waterfront sales set new January record
Residential non-waterfront sales activity recorded through the MLS® system of Muskoka Haliburton Orillia – The Lakelands Association of REALTORS® numbered 92 units in January 2015. This was an increase of 39.4 per cent from January 2014 and marked the best month of January on record.
Sales of waterfront properties more than doubled from a year-ago to 40 units in January 2015. This was also the best January on record.
“The non-waterfront and waterfront segments together set 10 new monthly sales records in 2014, and that trend continued in January 2015 with another two records, so we’ve had a very active to start the year,” said Mike Stahls, President of Muskoka Haliburton Orillia – The Lakelands Association of REALTORS®.
The median price for residential non-waterfront property sales was $217,500 in January 2015, unchanged from January 2014.
The median price for waterfront sales was $335,000 in January 2015, a decline of 11.8 per cent from January 2014. This measure suffers from increased volatility at this time of the year due to the small number of cottages that trade hands during the winter.
The dollar value of all residential non-waterfront sales in January 2015 totalled $21.7 million, rising 46.0 per cent on a year-over-year basis.
The total value of waterfront sales was $22.3 million, more than double levels in January 2014.
